Thank you for this. I think it is high time somebody looked closely at the real estate and mortgage industry. With an economic recession looming and buyers and borrowers in a tizzy, the industry will have to learn to adapt. It's about time that the big wigs in the industry wake up and take notice.
Warm Regards,
Rob Lawrence

Nice article. You should also review www.maprealty.com as it connects parcel level mapping with MLS listing information, assessing records, and registry of deeds sales. The site obtains the information directly from public agencies which provides more complete and accurate information. Many sites fail to encompass all sales as they don't obtain the sales directly from the registry of deeds and may end up with only sales relevant to their source. A further disadvantage to these other sites is they don't accurately pinpoint the listings or previous sales to the actual property location on the map. MapRealty's parcel geography and process ensures the property information pertains to the exact location in which it belongs.

MapRealty has a similar advertising model as the sites you mentioned but they also have a client focus by branding listings - providing direct agency contact information (including web link, email and phone), agency bio, and the complete listing inventory of the agency attached to each listing. The near-term drawback is the incomplete listing database and the limited geography for the parcel level mapping but there has been dramatic improvement in the quantity of listings over the past few weeks as realtors have caught on to the advantages of this young company. I believe the site is the next generation of online property search.

Hi Jeff,

This is excellent research and great advice. I'd add to your list; "Make your listings are working for you (not just for your seller.)"

Listings should first and foremost sell the home but wherever possible they should also:
a) send traffic to your site (or to the listing's website),
b) assist with your site's SEO (so check for nofollow tags on your listings) and
c) brand you as a local expert.

Greg Swann's got a post up this morning that explores (a) in more detail: http://www.bloodhoundrealty.com/BloodhoundBlog/?p=2750
