YSP is an option for borrowers as a means to finance their closing costs, period...as a mortgage professional you should know this.

Disclose your fee like a CPA, professional et. al. and justify it.  Do your part to turn this industry front and center....</description>

		<description>U R all crazy!  Mortgage Banking is a business...when you go into a grocery store do you see what the wholesale cost of the canned corn is that you buy?  Ohhh or you buy your kids clothes at the GAP, does it say you pay $98, we paid $3.  YSP to me is our own business, points and fees charged is the consumers business.  This business is getting so crazy, we are profssionals and quite frankly we are NOT treated as professionals.  There is a need to certify and license nationally and pay us like professionals, I do not work people for FREE.  Pay me hourly like you pay your CPA, Financial Advisor or Attorney.  This is the biggest purchase in life that we make, our home and the largest amount of money loaned.  This business is run back assward.</description>

Well said.  As a third party consultant and negotiation specialist for the consumer I tackle these issues daily.  Getting brokers to disclose YSP up front and then negotiating/manipulating it and their fees(junk) to the borrowers benefit is what I do.  I'm here to tell you they are a feisty and stubborn bunch...but with folks such as yourself in the mix, they will ultimately have to assimilate or die!</description>

Given your self-proclaimed background your XBroker is a skillful masterpiece re-invention of yourself and your prior life.

My opinion is that "transparency" is not your quest or crusade...it's your meal ticket! And, I for one do not intend to punch any more holes in it for you.

I regret getting drawn into this ...eh......debate. It was your game, you had all the marbles. I lowered myself to your level and apologize to the AR Community if anyone saw something in me that was distasteful....I have realized that I did, as such this is most of my reason for this final post.
